Architecture-led residential construction across London. Most schemes sit between £300,000 and £2,000,000-plus in contract value, working under JCT and RIBA forms of contract.

Whole-house refurbishment

Full reconfiguration of period and modern homes: strip-out, structure, services, and finish, delivered to the architect's drawing. Most of our work is Victorian and Edwardian stock reworked for how people live now.

Extensions and structural work

Rear and side extensions, mansards, steel frames, and deep structural alterations. We plan the temporary works, protect the existing fabric, and keep the neighbours informed.

Basements

New space below ground, from excavation and underpinning to reinforced, waterproofed structure. We have delivered basements holding swimming pools, cinemas, gymnasiums, and plant.

New build

Complete homes from the foundations up. The same team, the same standard, and a specification built rather than value-engineered away.

Before we build

The cheapest place to solve a problem is on paper.

We price from the drawings, review buildability, plan the sequence, and source samples before anyone is on site. If something in the design will cost you later, in money, programme, or maintenance, we say so at tender, not at variation.

Cost plans are open and itemised. Architects use them to steer the scheme; clients use them to make decisions with their eyes open.

The last five per cent

The parts you touch every day carry most of the finish.

Wardrobes, doors, panelling, metalwork, and stone, set out precisely and installed by trades we trust and use again. We directly employ the majority of our skilled labour, and where a piece calls for a specialist, we bring in workshops we have worked with for years. It shows in the finished product.

After handover

The relationship does not end at practical completion.
