Omniform Aftercare

Built by us. Kept by us.

The team that built it, maintains it, to the same standard.

We build homes to a standard that should last. Aftercare keeps them there, with planned visits, priority response, and one point of contact who already knows the property, its systems, and its history.

  • No cold start. Others begin by surveying the property and learning it as they go. We start at handover with the drawings of what was actually built, the manuals, the warranty register, and the snagging history already in hand.
  • Your home degrades quietly. When the NHBC, the new-home warranty body, monitored ten homes with heat-recovery ventilation, nine needed setting up again within a year. Filters, flow rates, cylinders, and seals all drift without planned attention.
  • We come to you first. Most builders go quiet after handover. Aftercare reverses that: a scheduled visit, a written condition report, and problems raised before they become failures.
Three plans

Differentiated by response, contact, and coverage, not visit count alone.

Essential

One planned visit a year

Compliance and condition, once a year

  • Annual boiler and hot water cylinder service with dated certificates
  • Core systems checked: ventilation, underfloor heating, cooling, hot water
  • Fabric, sealant, and joinery review, plus a roof-to-ground external inspection
  • A dated condition report after every visit
  • Member rate on call-outs and repairs
  • Next-available scheduling, with urgent calls prioritised at the member rate
Most chosen

Care

Two planned visits a year

A managed relationship

  • Everything in Essential
  • Priority response, typically within two working days
  • A named account manager who knows the house
  • Included call-out hours each year, then the member rate
  • Consumables covered between visits, filters included
  • Smart-home and AV service, small fixes done on the visit
  • A living record of every system, with a five-year forecast of what needs replacing when
By invitation

Estate

Three or more visits a year, scoped to the property

The house is handled

  • Everything in Care
  • Response and cover agreed per home, up to same-day attendance and out-of-hours cover
  • A dedicated care manager with a direct mobile
  • A larger allowance of included call-out hours, with priority scheduling
  • Whole-home coverage, including lift, pool, and generator
  • Remote monitoring of AV, network, and smart systems
  • Key-holding, access management, and empty-home checks
  • An annual review meeting, with budget planning for the years ahead

Pricing is on request and set to the property. Coverage flexes: ventilation-heavy, smart-home-heavy, or pool and plant, the base plan stays the same and the modules change. Ask us to scope yours.

The planned visit

Every system in the house, checked methodically, every time.

We follow the same planned-maintenance discipline used to look after commercial buildings, applied to your home. Each visit works to a written checklist and feeds a running record of the house.

  • Ventilation (MVHR): filters, heat-exchanger core, fan balance, and a re-check of the commissioned flow rates, the step most providers skip.
  • Underfloor heating: every zone cycled, manifolds checked, flow rates balanced, pressure and inhibitor tested.
  • Comfort cooling: filters, coils, condensate, and controls, with refrigerant leak checks by a certified engineer where the system requires them.
  • Boiler and hot water: where the home runs on gas, a full boiler service and gas safety certificate by a Gas Safe registered engineer, alongside the annual cylinder service and the dated certificates your warranty and your insurer expect.
  • Electrics: a visual electrical check on every visit, with the full electrical inspection (EICR) arranged on its proper cycle rather than every year.
  • Smart home and AV: firmware, network health, scenes and schedules, CCTV and alarm, configuration backed up.
  • Fabric, sealant, and joinery: wet areas resealed, doors and drawers eased and adjusted, ironmongery and timber finishes reviewed.
  • The envelope: roof, flashings, gutters cleared and flow-tested, external sealant, weatherseals, and terraces inspected.
From day one

Included for your first year.

Aftercare starts the day we hand over, alongside the defects period. Your contract covers defects in our work, as it always has. Aftercare covers everything a home needs anyway: servicing, consumables, adjustment, and the annual cylinder certificate your warranties depend on. At the end of the first year we review the house together, and the plan carries on.

Common questions

Is Aftercare the same as my defects period?
No. Your building contract already covers defects in our work during the defects period, and that never changes. Aftercare covers the other side: servicing, consumables, wear, and upkeep, which every home needs from day one and which your warranties require.
Why does a new, high-specification home need servicing?
Because its systems assume it. When the NHBC, the new-home warranty body, monitored ten homes with heat-recovery ventilation, nine needed setting up again within a year and one needed a full replacement, largely because nobody told the owners the system needs servicing. Filters, flow rates, cylinders, and seals all drift without planned care.
What happens in an emergency?
Aftercare is a planned care service, not a 24-hour emergency line. Out of hours, make your home safe and use the national services for anything urgent: 999 where there is danger, 0800 111 999 for a gas smell, 105 for a power cut, and your stop tap for a leak. Then tell your Aftercare contact and we prioritise it as soon as the working day begins. Round-the-clock cover is available on Care as an add-on and comes included on Estate.
Is the boiler covered?
Yes. Where your home runs on gas, the annual visit includes a full boiler service and gas safety certificate, carried out by a Gas Safe registered engineer. It keeps the boiler running safely and your manufacturer's warranty valid, alongside the hot water cylinder service and its dated certificate. All-electric homes skip the boiler service. We also carry out a visual electrical check on each visit and arrange the full electrical inspection (EICR) on its proper cycle rather than every year.
How much does it cost?
What you pay depends on the plan you choose, the size of the home, and how many and how complex its systems are: ventilation, underfloor heating, cooling, smart home controls, and specialist items like a pool or a lift. Tell us about the home and we will come back with a plan and a price, no obligation.
Can Omniform look after a home you did not build?
Yes, if the home is a good fit. Our plans are built for the homes we hand over, where we hold the drawings of what was actually built, the manuals, and the warranty register from day one. If you own another recently built or fully refurbished home, with the drawings, manuals, and warranty paperwork to hand and modern systems such as heat-recovery ventilation, underfloor heating, and a modern hot water cylinder, talk to us and we will tell you honestly whether we are the right fit.
